Guest screening
This can be as strict or relaxed as you like however we require that all of our bookings have a confirmed phone number, email address, payment information and agree to comply by our house rules. We also insist on a government-issued ID (eg. driver’s licence/passport) and you can optionally require reviews/recommendations from other hosts, security deposits, additional house rules & more! Airbnb also includes $1m USD insurances with each booking.
Pricing optimisation
We use third party dynamic pricing software which constantly monitors supply & demand trends to optimise your nightly rate daily so you’re not leaving money on the table. Variables include large events nearby, weekends, seasonality, school & public holidays + more!
Occupancy maximisation
There are two sides to this equation and we believe we’re great at finding the “sweet spot” to extract the highest occupancy without dropping your nightly price. Our typical occupancy is over 75% year around!
Flexible terms
Cancel for any reason with just six month’s notice, we don’t need to lock you in long term as our management works! You can even book out your own place for yourself, friends or family throughout the year!

Professional cleaning
Your property is will be thoroughly & professionally cleaned from top to toe usually 1-2 times per week on average. We use industry leading software with visual & written checklists to ensure quality control of our 5 star cleaning guaranteed cleaning processes for the (guest paid) cleaning fee!
Linen, bedding & towel supply & laundering
That’s right! We supply & launder all commercial grade quality bedding, linen & towels. Once the property is sparkling after a check out clean, we switch over all bedding sheets & towels and get busy professionally & commercially washing and laundering all sheets, towels and linen including stain removal to make sure each and every guest has crisp and fresh new sheets & towels for every stay! We even replace linen & bedding free of charge.
Owner portals & monthly deposits
You’ll get a unique owner portal login to check up on the statements, invoices, calendar, reviews, performance, analytics & more. We run a fully compliant trust account with rental funds paid in to your nominated bank account promptly at the end of each month with a comprehensive overview of your property’s performance, ledger and bookings for the month including average nightly rates and occupancy.
Transparent & simple statements
Reap the rewards and make tax time a breeze with our user friendly monthly and annual EOFY statements. No more keeping shoe boxes of invoices & receipts!
